As you approach the gates of the villa, the grand wooden doors welcome you into a lookout point facing a breathtaking and picturesque view of Patong and the Andaman Sea that will become a marquee image for memories to come.

Further progressing into the villa, guests are graced with numerous water features flowing down either side of the staircase and looking at beautiful white flowers falling from the frangipani trees guiding you into the main living space of the villa. The main level of the villa gives all its visitors an overwhelming sense of freedom and liberty as you feel you are arriving in paradise.

The design of the villa is truly unique and simple spanning over five floors ranging from a fitness center on the top to the glorious infinity pool overlooking Patong Bay at the bottom. Each room is equipped with sliding doors of floor to ceiling windows and timber rooftops and flooring giving an overall light and welcoming touch to the villa.

The is well equipped with villa-wide surround sound system controlled at the touch of your smartphone, a media and entertainment room to provide guests with group activities and several relaxation spots to help you remember why you have ventured to Phuket in the first place.

The Livingroom

This spacious living space is designed for ultimate relaxation and gatherings to accommodate every guest at the villa. Equipped with several sofas and chairs, this room is surrounded by movable windows that can be opened to experience the sea breeze and the sound of waves crashing into the oceanfront rocks. Guests frequently will use this as a room to relax, read or discuss among family and friends.

Pool and Patio

This 20 square meter infinity pool has outstanding views overlooking Patong Bay and Paradise beach. Located on the bottom floor, this pool area provides both sunny areas for tanning and also many shaded areas to relax.

Directly beside the pool area, is the outdoor dining area, where guests can enjoy a barbeque lunch/dinner for all villa guests interested in an outdoor experience.

Master Bedroom Suite

The master suite provides arguably one of the best views of the Andaman Sea in all of Phuket as guests can overlook the gorgeous colors of the sky at dusk and the bright lights of Patong at night. This suite provides a large balcony and outdoor furniture for all guests to relax and enjoy the view throughout the day and night.

This bedroom is equipped with an ensuite bathroom with a large soaking bathtub, walk-in closet and a large King sized bed. Guests can enjoy the room enclosed with air conditioning or open all of the doors to sleep to the sounds of the waves in the ocean with a sea breeze.

Guest Suite 1

This is the highest bedroom at the villa, making it the most attractive view of the Patong Bay to capture the bright lights at night. This guest suite provides an ensuite bathroom so guests can have their own hope right in the bedroom itself. As a result of this suite’s location, guests will only have to take one flight of stairs up to the fitness and meditation room located on the top floor over the villa.

Guest Suite 2

Nestled in in the middle of Guest Suites 2 and 4, this bedroom is situated on the entrance level of the villa making it the most accessible bedroom with only a short walk to the stairs leading into the main villa. Guests can also choose to take the other set of stairs down for a more naturist path that leads directly into the pool area. This suite is also equipped with an ensuite bathroom and outstanding views with outdoor patio furniture.

Guest Suite 3

This suite is located directly below Guest Suite 2 and only requires a short down one flight of stairs to the pool and outdoor dining area. Along with an ensuite bathroom, the villa also has outdoor furniture which provides a little more of a secluded view for guests.

Entertainment & Media

Located directly next to the pool area at the villa, the Media and Entertainment room is equipped with a cable television and a sofa to accommodate all of the villa guests comfortably. Like the Living Room, the large doors can open up to provide a nice sea breeze or still be connected to the guests in the pool area.

Guests may also choose to be a little bit more interactive and challenge friends and family to a game of foosball or table tennis. Most guests commonly spend time in groups as it is very cooperative and a gathering area for all types of travellers.

Outdoor Living Area

One of the most unique features of the Villa is the outdoor living space and this is what makes the villa a marquee property to host weddings and events. At night, with the villa entirely lit up, you can see the property truly does suit its name, which translates to “castle of grace”.

Kitchen / Dining

Overlooking the Andaman sea, the Kitchen may also opens its doors up to the open area to accommodate several guests. Just walking out the door, the patio is an attractive way for guests to coordinate small events or weddings as there is a lot of space to host a number of guests. This villa truly is a remarkable way to host events and we look forward to helping.

Outdoor Dining

Beside the infinity pool is an outdoor dining area where guests can enjoy lunch or dinner at enjoying the outdoor feel of the sea. This area is equipped with a barbeque for accommodate different types of dining to put something on the grill. This area also has a separate sitting area for guests to enjoy some wine after they eat.

Yoga and Meditation

Guests at the villa may choose to make this Villa a retreat of sorts, which is why the villa provides this room as a yoga and fitness area. Guests interested in having a place to do yoga can easily arrange with the concierge a yoga instructor to visit the villa for private lessons. Cold towels and water are also provided in the fridge for our guests.

As the room is designed to be a spacious area, guest may choose to also use this as a relaxation and meditation area while enjoying the sunset and colors of the sky as dusk arrives.

Garden Sala

Guests can approach the outdoor sala by taking a set of beautifully lit stairway into an entrance surrounded by tall trees and shrubs to spend private time relaxing. Our staff can also provide guests with drinks and small snacks for you to enjoy silence at its finest. The sala is neatly lit up with spotlights and truly is a unique area to spend as the sun goes down.

The Location

From Phuket International Airport, the Villa is only a 40 minute ride on the highway and a country road past a couple of villages teeming with activities  and open fields.

Events & Weddings

The Villa makes for an ideal location for small events, weddings and many other special occasions. As the villa comfortably sleeps 8, the Villa and grounds can comfortably accommodate 40-100 people.

The Villa provides an idyllic, sumptuous yet intimate location for any event.

Their may be further restrictions in the event of weddings and events to help preserve the integrity of the villa. These are discussed in the villas terms and conditions.

Photo Shoots

The Villa is ideal for photo shoots and international catalog photography. Its unique position and style make it a photographers dream environment as the villa provides incredible light and settings for a memorable picture perfect shot.

Terms and Conditions for this Villa

1. Arrival and Departure Times
Unless agreed otherwise by the Lessor, check in time is 3:00pm and check out time is 12:00pm. Early arrival or late departure will depend upon availability of the villa. The early check in fee is $500 USD from 10am onwards and this includes our chef to prepare lunch. The late checkout fee is $500 USD until 6pm. After 6:00pm, the full daily rate is applicable.

2. Registered Guests
Only the number of persons stipulated in the Rental Agreement may reside at the property as guests. Registered guests cannot exceed the number of guests provided at the time of booking by the lessee.

 Should the Lessor or the Lessor Representative find that the number of people staying at the property exceeds the number of registered guests, the Lessor or the Lessor Representative may, at his or her absolute discretion, ask the extra person or persons to either pay the applicable additional charge as per the published rate or to vacate the property forthwith. The cost for unregistered guests is $300 USD per person per night.

3. Events and Weddings
In case an event, wedding or party is to be organized within the property for a number of guests in excess of the registered guests in the villa, the rental rate will be doubled for each night that the guests will be staying at the villa. In addition, a guarantee security deposit of $6,000 USD will be collected on site. All events and weddings must be organized by a professional planner as our villa staff are not able to assist with planning. A plan for the event must be submitted to the Villa Concierge for approval at least 1 month prior to the date of the wedding or event.
The Villa has imposed further restrictions for weddings and events which may be discussed on a case by case scenario.

  1. There is a limit of 100 guests at the villa. This excludes wedding and event staff.
  2. When there are more than 30 guests at the villa, the guests must hire and coordinate with a cater to hire portable toilets.
  3. All food preparation will need to be done in the back kitchen and not in the villa kitchen. In the process of cooking, caterers must use a cover to surround the floor to avoid oil spills or other damages.
  4. If the guests plan to use the interior rooms at the villa, during the event/wedding, the wooden floors must be covered to avoid damages to the wooden floor.
  5. An extra cleanup cost of $350 USD may be applied when the villa has been left in an unreasonable condition.
  6. Guests will be required to sign a waiver form excluding the villa from taking an responsibility for any damages, injuries or lost goods.

4. Pets
No pets are permitted in the villa or on the villa property.

5. Payment terms
Deposit 50% is receivable within 5 days of booking confirmation.
Refundable security deposit (where paid to the owner) is always made in the second payment.
Balance is receivable 30 days prior to arrival or 45 days in the case of peak season.

6. Minimum Stay

  1. For Peak season bookings, there is a minimum of 7-10 nights;
  2. For Easter and Chinese New Year’s, there is a 5 night minimum booking; 
and
  3. For the rest of the year there is a 3 night minimum stay.

7. Security Deposit
There is a $2,500 USD security deposit payable at the time payment is provided. If all bank details have been received prior to the arrival date, it will be returned to the lessee no later than 14 days after check out, less the cost of any damage or breakages during the rental period of the rented villa, if applicable. If there are any damages where costs exceed the amount of the deposit, the Lessee will remain liable to the Lessor to pay the outstanding amount promptly.

8. Cancellation
Refund Policy: (Bank charges to renters account) Calculated on total rental figure excluding refundable security deposit.
Credit card admin fees are nonrefundable.
Low/high seasons
75% if 35 days or more prior to check in.
50% if between 25 – 35 days prior to check in.
No refund if less that 25 days prior to check in.
Peaks seasons:
75% if 60 days or more prior to check in.
50% if between 60 and 45 days prior to check in.
No refund if less that 45 days prior to check in

9. Lessee’s Insurance
Each guest must have comprehensive travel insurance that may provide coverage including but not limited to, cancellation, flight delays, loss and damage to baggage and other property and health insurance that may provide coverage, including but not limited to evacuation and repatriation coverage. Liability insurance is also required.

10. Force Majeure
Lessor shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside of Lessor’s control such as civil disturbances, fires, floods, severe weather or Acts of God.

11. Complaints
The Lessor cannot be held liable for interruptions to the supply of water, electricity, internet connection, breakdown of lifts or swimming pool filtration systems, though the Lessor will arrange to the best endeavors to arrange for any such problems to be solved quickly. If there are any problems during the rental period that could not be solved by dealing directly with the local villa staff, contact the villa Concierge, or Awesome Villas immediately and they will rectify the situation to the best of their professional ability. It is understood that infrastructure, local standards and conditions are often of a less developed nature in a remote resort location than in more urban environments. The Lessor or its representative will do as much as can be reasonably expected to avoid and rectify any complaints should be made in writing to the Lessor within 24 hours of the occurrence.

12. Conduct and Behaviour
The Lessor is responsible for the correct and appropriate behaviour of the guests staying at the villa. Should any member of the party behave in a manner considered inappropriate, either the Lessor or the Lessor’s local representative may at their absolute discretion ask the offending guest or guests to vacate the villa forthwith and no refund can be claimed from the Lessor in such case.

 The owner or his or her representative reserves the right to enter the villa at any time.

13. Social Corporate Responsibility
It is prohibited to act unlawfully in any way whatsoever and to bring in and/or use/consume any illegal substances. Police authorities will be immediately informed of any offenders.

 In addition, in line with its moral duty and respect for the local employees, as well as for the safety of our valued guests and the protection of the property, guests are not permitted to bring male or female outside guests back to the villa.

14. Villa Staff
The service of staff is included at the all villas. Additional services such as those of babysitters and/or drivers can be sourced in advance or on site upon request. Although such services cannot be guaranteed and will depend on availability, the villa Concierge will do their best to find suitable arrangements.
 Under no circumstances can staff at the villa be asked to look after any minors during their stay. 

The Lessee shall allow staff, pool maintenance and gardeners reasonable access to the Villa on the grounds for the purpose of maintaining the villa and the grounds, pool and property to the best of their professional ability.
The Staff hours are 730am-10pm, but can be flexible to guests to accommodate differing schedules.

15. Food and Beverage
All food and beverage items purchased on behalf of guests will be charged to guests at cost plus a 20% surcharge. This charge covers cooking utilities, transportation, time taken to purchase the groceries and all costs incurred from cooking and kitchen-related expenses.

16. Linen and Towels
Linen and towels are provided at the Villa. We have adopted a “Save the Planet” eco-policy, so the linens are changed every seven (7) days, or as deemed necessary. Towels will be replaced when they are placed in the towel basket. If more frequent changes are required, there may be extra charges.

17. Furniture
All interior furnishings and furniture must remain inside the villa, and only exterior furnishings and designated outdoor furniture may be used for external purposes.

18. Transfers
All rates exclude airport pick up and return. Taxis and airport transfers can be arranged through the villa Concierge.

19. Lessor’s Insurance
The Lessee agrees not to do, or permit to be done, anything whereby any insurance of the villa against loss or damage by fire may become void or avoidable or whereby the rate of premium for any such insurance may be increased.

20. Due Care and Supervision/Indemnity
The Lessee accepts and acknowledges that he/she is responsible and liable for the safety and wellbeing of all guests and third parties staying at the Villa during the time of the rental. The Lessee and guests are required to take due care when residing at the villa and be especially watchful of children playing in the gardens, near the entrance from the main road, or near or in the pool. Children must be under direct supervision of an adult at all times when staying at the villa. Further, guests are not permitted to enter the villa when wet from swimming, as the floors can be slippery. Damage or injury resulting from the above mentioned shall not be the responsibility of Lessor. Lessee accepts and acknowledges and indemnifies and holds the Lessor harmless from and against, any liability resulting from any claims whatsoever as a consequence of accidents leading to injury or loss of life of any guests or visitors of the Villa for the duration of the rental.

21. Smoking
Smoking is not permitted within the villa. Smoking is permissible outside in the grounds and the Villa Manager can provide an ash tray.

22. Valuables
A personal safety deposit boxes are provided in the villa and we always suggest to use them. It is strongly recommended that it be used to store valuable items such as passports, cash, traveler’s checks, mobile phones, cameras etc. Any valuables left at the property are the guests’ sole responsibility and neither the Lessor nor the staff can be held responsible for any loss of or damage to any personal property.

23. Artwork
All villas contain several precious contemporary and antique art pieces. This collection is part of the uniqueness of the villa. Guests must be aware of the unique nature of these works of art and antiques and be especially cautious to avoid any damage. Any damage to artworks and antiques during the rental period will be the responsibility of the Lessee and any damages incurred by the Lessor will be set off against the aforementioned security deposit and if these damages exceed the amount of the security deposit the Lessee shall be liable to compensate the Lessor for the difference.
