Villa Batavia rests within Seminyak’s ‘Golden Triangle’ in the Laksmana enclave – a prestigious residential boulevard moments from Petitenget Beach. A short stroll away are
some of Bali’s most iconic bars and restaurants, including Ku Dé Ta, Potato Head, La Lucciola and Breeze at The Samaya. Also within easy walking distance are designer boutiques, glamorous spas, lifestyle shops and gourmet delis. Nearby places of interest include Pura Petitenget, one of Bali’s most sacred Hindu temples and the site of some spectacular Balinese ceremonies.

Villa Batavia offers easy access to the mountains and rice terraces on Bali’s western slopes; it is one hour from the famous cultural and artistic town of Ubud, and just five minutes from the start of the Sunset Route, gateway to the eastern side of the island. The nearby Nirwana Bali Golf Course’ designed by Greg Norman was voted the number one golf course in Asia and lies beside the dramatic, waved-lashed sea temple of Tanah Lot.

If additional transport is required, the villa manager will happily call one of the island’s safe and reasonably priced metered taxis, or organise day or half-day car-and-driver hire for sightseeing (additional cost).

Events: Events for up to 20 seated guests, or 40 for cocktails, can be held at the villa with prior notice.

Things to do

Staff at Villa Batavia will have a wealth of information about places of interest, both locally and island-wide, and will be happy to help arrange transport and make any restaurant
reservations or tour bookings. Many of the team will live nearby and can give an interesting insight into some of the fascinating aspects of local Bali life.
In the meantime, here’s a taste of the many and varied activities on offer within reach of the villa.

  1. You could eat out at a different restaurant in Seminyak every night – for months – and still not run out of options. Jalan Laksmana (also known as Jalan Oberoi and Jalan Kayu Aya) is Bali’s fashionable ‘Eat Street’, offering plenty of high-end restaurants including Sarong and Nutmegs at Hu’u Bar. La Lucciola Restaurant is great for sunset drinks, as is The Breeze at The Samaya. While Ku Dé Ta is still the place to see and be seen, two new beachclubs, Cocoon and Potato Head, are classy seaside alternatives. Then there’s La Plancha, a rustic beach bar between Double Six and Gado Gado, very popular, good tapas, very reasonably priced drinks, with live music and DJ events. A short taxi ride will bring you to Sardine for elegant seafood, Métis for French Mediterranean cuisine, or to Hog Wild in Bali, famous for barbecue ribs and wicked Martinis. Mid-range dining options here include Wah Wah Gourmet Burger Winebar which specialises in sassy burgers with sexy connotations, and numerous other cheap ‘n cheerful options.
  2. Shop till you drop! In Seminyak and neighbouring Kerobokan you can rummage for treasures through cluttered little stores and dark junkshops crammed to the ceiling with curios and ‘made-to-order’ antiques, derive inspiration from classy homeware shops, or wander through huge furniture warehouses. In Jalan Laksmana (Eat Street) you can shop between courses! Boutiques include Paul Ropp, Biasa, Magali Pascal, Anouck, Lily Jean, Bamboo Blond, Dinda Rella, Innuendo, Religion, Body & Soul, Buddha Wear, M. Harcourt, Pura Vida, and Uma & Leopold to name but a few. Kids fashion stores include Kidsagogo and Kiki’s Closet. For art lovers, galleries worth visiting in Seminyak include Randelli Gallery, Biasa and Kendra.
  3. It’s possible to walk the sands of Seminyak’s Petitenget beach all the way to Kuta in the south, or north to Canggu. The beach is more popular with locals than tourists (not safe for swimming in most sections), but is a great spot for building sandcastles or to watch the sunset as you sip a cocktail from one of the many beachside bars.
  4. Pura Petitenget at the beachside off Jalan Petitenget is a compact, pretty Balinese temple, which is known for particularly spectacular beach-side ceremonies. There has been a temple here since at least the 16th century, and although this is not one of the key nine directional temples of Bali, it is an important link in the series of west coast temples between Pura Uluwatu and Pura Tanah Lot.
  5. Make a pilgrimage to sacred Pura Tanah Lot, one of Bali’s biggest tourist magnets. Perched high on a craggy, wave-lashed rock, this ancient sea temple is best savoured at sunset; be sure to receive a blessing from the Hindu Priests (and watch out for the monkeys, who are very adept at helping themselves to anything from snacks to sunglasses and even cameras!)
  6. Play a round at the unbelievably scenic Nirwana Bali Golf Course. Bordered by ocean and rice fields and just down from Tanah Lot sea temple, no wonder this championship-standard course (designed by golf legend, Greg Norman) is frequently voted number one in Asia.
  7. Drive westwards to explore the charming Tabanan Regency, revealing terraced rice fields of emerald green, volcanic mountains and black-sand beaches dotted with fishing communities. Or head north to explore the volcanic lakes near the mountain town of Bedugul, including Lake Bratan with its photogenic and stunningly positioned Pura Ulun Danu – one of Bali’s most important temples.
  8. With its warm seas, amost year round season, relatively uncrowded beach and reef breaks and suitability for all levels of experience, Bali surfing is world-renowned.
  9. Hire a bicycle and explore the scenic rice-field landscape and rural villages; a great way to get under the skin of the ‘real’ Bali. Stop off at a local warung (café) to sample some basic Balinese fare or cool off with a cold drink.
  10. Discover Bali’s lakes, volcanoes, forests and beaches on the back of a Harley Davidson bike with Island Biker Tours. Full day Harley tours, customised tours or shorter joy rides can all be accommodated.

Terms and Conditions for this Villa

Deposit 50% is receivable within 5 days of booking confirmation.
Refundable security deposit (where paid to the owner) is always made in the second payment.
Balance is receivable 30 days prior to arrival or 45 days in the case of peak season.

Rates are per night and include all taxes and service charges unless otherwise stated on the villa details/amenities information.

Refundable security deposit of between 10% and 20% of the total rental is due at the time of the balance payment for most villas or some villas request a fixed amount.

Some villas allow for this to be bought in cash and refunded on departure subject to any deductions.

Refund Policy: (Bank charges to renters account) Calculated on total rental figure excluding refundable security deposit.
Credit card admin fees are non refundable.

Low/high seasons
75% if 35 days or more prior to check in.
50% if between 25 – 35 days prior to check in.
No refund if less that 25 days prior to check in.

Peaks seasons:
75% if 60 days or more prior to check in.
50% if between 60 and 45 days prior to check in.
No refund if less that 45 days prior to check in.

For any booking less than 5 nights stay for low and high season if any changes are made after the confirmation is issued there is an admin fee of usd50 per change.
For peak periods the stay period applicable is 10 nights.

Last Minute Terms and Conditions:

All Last Minute rates are heavily discounted off the standard villa seasonal rental rate.
Last Minute prices are only bookable not more than 14 days prior to arrival.
Last Minute prices are only valid for stays during the advertised rates.
Last Minute rates include all taxes and service charges.
For other inclusions please refer to the villa details.

If any period of your stay is outside of the Last Minute rates then the normal rate will apply.
Last Minute confirmations are payable in full within 3 days of confirmation (or proof of payment should be sent).
If no proof of payment or payments are not received within 72 hours (Thai time) from the date and time shown on your confirmation e mail then the booking is automatically cancelled without any prior notification.

As Last Minute rates are already heavily discounted no further discounts are available.
Last Minute rates may not be used in conjunction with any other promotions or offers.
Last Minute offers once paid are non refundable and may not be cancelled so please ensure you have full travel insurance to cover this possible situation.

All Rentals:

In the extremely rare case of cancellation by the villa owner then all monies paid are fully refundable with all bank charges to the owners cost.

In this case IWP Ltd will do everything in their power to find the guest an equally suitable villa at equal or lesser cost but IWP Ltd cannot be held responsible for any losses or extra charges incurred in this unlikely situation.

Guests are responsible for payment of any damages incurred even if they are in excess of the refundable security deposit, telephone calls, any food and drink not included in their package and any other items not specified or included in their package at the time of booking or that may be subsequently amended.

Any cars provided are without fuel which is at the renters cost.
These costs or charges may be deducted from your security deposit or from your credit card imprint (in the case of a few villas) after agreement with the villa manager.

Some terms and conditions may vary depending on the period booked.
These will be notified to you prior to any deposit being paid if there are any changes from those advised on this web site.

E mail communications are deemed as being accepted in your final agreement to the terms and conditions and maybe used in the case of any dispute that may arise.

I confirm that I have read, understand and agree that the Terms and Conditions as shown in the link at the bottom of each main page form a part of the rental agreement and contract. Furthermore I confirm that I will arrange holiday, accident, travel and personal liability insurance which in the event of my inability to travel and/or complete the agreement within the time period required due to any reason which could result in the loss of any deposits and payments, will allow me to claim said deposits/payments from the said insurance agent/company and will not hold any agent/owner or management company responsible for their repayment in this case provided that said deposits and/or payments are not refundable under the Rental terms of the villa and that said insurance will also give the members of the group cover for any and all incidents and/or liabilities, personal or otherwise, whilst staying at the rented property or being outside of the property.

Payments are usually requested by Bank to Bank transfers direct either to the property owners or managers. Payment procedure will be advised to you on your confirmation e mail. Please ensure your bank transfers the exact total shown on your invoice without deduction of any fees which are the responsibility of the client. The total as shown on your confirmation is the total to be received by our/owners/managers bank without any further deductions for charges of any type. Please instruct your bank that ALL charges are to senders account. In the case of repayment of a refundable security deposit from the either us/owner/manager the same will be applied.

Any shortage on payments will be deducted from your refundable security deposit.
