Conveniently located in the ‘Millionaire’s Mile’ of Kamala which hosts a number of stunning homes, the villa is miles away from worries yet only a few minutes from conveniences, and sets new standards among its peers. The expansive estate is a masterpiece of design and craftsmanship. It is the perfect fusion of modernity and traditional Asian design, featuring exotic materials such as Teak-wood, black Indian Granite and Italian Tiles. Covering several acres of prime direct ocean-access land overlooking the crystalline sea, the total living area is a massive 3500 metres spread across multiple pavilions on the estate. This magnificent waterfront property is graced by soaring ceilings and wall-to-wall windows to ensure sea-gazing views are always available from multiple vantage points.

From the exquisitely and tastefully decorated formal rooms, to the very relaxed and casual spaces, The Aquila is clearly a property that doesn’t just facilitate, but embraces entertaining. The contemporary villa provides environments and spaces for every circumstance and dimension. For the fitness oriented, there is a spa, a 30m pool and a gym. For those who prefer leisure there is also bar and pool table that extends to a private movie theatre feel with its 70 inch flatscreen display. Finally, for those who wish to make the most of the incredible environment outdoors, a gushing waterfall lies within the grounds of the estate, complimented by a verdant hillside and an incredible stretch of coastline. Few properties can boast their own house reef, in this case one is just a few strokes offshore in the private cove.

The Aquila is located a short 40 minute drive from Phuket International Airport. Access to the property is via a private road into a gated compound with 24-hour security. Upon arrival, a short, steep driveway will lead you to the carpark and reception area which can comfortably accommodate five vehicles. Also occupying the Arrival Pavilion is a comprehensive spa providing in-house treatment and services to revitalize your body and mind. From this area you will also get your first glimpse of the three other pavilions set into the cliff-face which together comprise this sumptuous villa.

The Main Pavilion is the centrepiece of the property, with its defining white walls contrasting perfectly with the Black Chinese-slate roof, and the tropical green of the natural surrounds. The grand entryway is resplendent with its sweeping spiral staircase which draws you downwards into the pavilion below. The building stretches from North to South along the cliff-face in order to maximise the ocean views from the Westerly sunset aspect. Indeed, there is not a single room in the entire property that does not have simply stunning ocean views. The high ceilings and extensive use of glass combine to provide breathtaking landscapes at every step and turn. The Villa was explicitly designed not to be an air-conditioned box and as such all rooms have ceiling fans to compliment the abundant cool sea breezes along with large sliding glass doors to allow cross ventilation.

This central structure is spread over three levels and encompasses a total floorspace of approximately 1100m2. The top floor contains a large library complete with a wide array of novels and multiple spaces for casual reading. The library is exquisitely fitted with Teak flooring and imported Balinese artwork, to provide an elegant and peaceful ambience. Also on this floor is a large Reception Room which can be used for meeting and greeting guests, or entertaining. This space is defined by a stunning aquamarine Thai silk wall feature. Both the library and Reception have decks with uninterrupted ocean views. There is a washroom for guest convenience on this level along with a large pantry which contains a sink so it can act as a support room to the two formal rooms if they are desired to be used for functions.

The spiral staircase which is nothing short of breathtaking leads next down to the ground floor facilities. On the left, you will find the living room which has been tastefully decorated with modern furnishings and artwork from around Asia. In the evenings this is the perfect place to repose on one of the free-form sofas and watch the in-house (Netflix) movies on the 60 inch screen. Located next to the living room, is the formal dining room which can seat up to sixteen guests in style. Adjacent to this is a dry kitchen and the wet kitchen where all meals are prepared that aren’t done on the barbeque by a team of three skilled cooking staff. The kitchen suite boasts top grade commercial facilities and can be stocked with whatever food and drinks your heart may desire. All rooms on this floor have direct access through floor-to-ceiling glass sliding doors to the pool and terrace area.

The infinity pool and the surrounding open-air terrace is the highlight of the property, stretching for 30 metres along the length of the Master Pavilion it is constantly alluring. Edged in gorgeous black African Granite, surrounded by comfy sun-beds, and fragrant Frangipani trees, the inviting water stretching to the horizon makes for a stunning backdrop. The dark slate tiles on the bottom of the pool are constantly changing tone throughout the day, and not only look visually pleasing but warm the pool through their absorption of natural energy. The dreamy sunset over the pool at the end of each day is a breathtaking highlight of a stay at the Villa. There is no place in the world you would rather be than here as nature provides a feast for the eyes; rich hues of pink, red and orange radiate from the pool to the impossible blues of ocean meeting sky.

On each end of the pool is a modern Thai Sala (a roofed structure with no walls). The Northern Sala contains the informal, outdoor eating area, complete with exquisite timberwork in the high ceilings and a slow fan for those lazy afternoons. Many guests choose to take most of their meals in this sala, while enjoying the panoramic landscape. Meanwhile, at the other end of the pool, the Southern Sala has casual seating and sofas for socialising or relaxing with your favourite book. Guests often spend much of their time here, enjoying the wafting sea breezes and the sounds of the waves as sailboats drift in and out of view.

Moving back inside the building, and down the winding ribbon of stairs to the lower floor, you will find a voluminous chamber just made for entertaining. The enormous Recreation Room is simply perfect for a small functions, parties or just to watch your favourite sports match. The room, bedecked with 65inch flat-screen TV, contains a wet-bar with beer on tap, a red felt pool table and plenty of comfortable sofas. At the other end of the space is configured as a form of private movie theatre boasting a 70 inch wall-mounted screen for watching sports or movies. Adjoining this room is a separate space for the house-gym, complete with punching bags, TRX, top multi-function weights-machine, free weights and Yoga mats. For cardio purposes there is a rowing machine and treadmill with a million dollar view.

Looking out from the Recreation Room, there are tropical landscaped gardens dotted amongst the rocks on the hillside. What’s more, several rambling paths lead down to the direct ocean access and to The Villa’s private cove. About 50 metres offshore in this cove, is a pristine coral reef which can be snorkeled at your leisure. For the more adventurous, a slightly more difficult trek path will deliver you at the gushing waterfall which forms one of the boundaries of the property.

To the north of the Main Pavilion and accessed by a short path, is the Master Pavilion (completion 2017) which comprises three self-contained guestrooms spread across two floors and some of the best north-westerly unobstructed ocean views on the property.
Heading to the other end of the grounds, a short walk past the Southern Sala, there are two paths through manicured gardens which lead to the Guest Pavilion. Here you will find six self-contained guestrooms spread across two floors. The rooms are the perfect retreat after the end of a long day relaxing. The minimalist architecture employed, allows the focus to remain on the quality of the workmanship and the imported fixtures.

The ground floor contains two double-rooms each one with an adjacent twin-room. This is perfect for a family by maintaining privacy, while enabling a parent’s and children’s room to be in close proximity. All rooms contain Wi-Fi, and modern fittings. Almost everything is automatic including the blinds, which mostly remain open for even more ocean views with complete privacy. The bedrooms all feature top-hung windows of Fletcher, New Zealand, and this results in them gliding beautifully without the use of any floor tracks to annoy bare feet. Wake up each morning to an awe-inspiring panorama. The ensuite bathrooms contain open-air waterfall showers and are fitted with the very best Italian tiles and top end Japanese fixtures that include such touches as optional heated seats. For relaxing or romancing there is a deep plunge-bath for two, with sublime ocean views through a floor-to ceiling window.

A complement of friendly and professional service-staff are on hand to make your stay as comfortable as possible, including an English-speaking manager, and a full-time chef who will cook meals to order made from only the best local ingredients. Event Guidelines for The Aquila

Guidelines
These guidelines outline the general conditions which apply to all events held at The Aquila. They are designed to ensure that the event runs as seamlessly as possible, whilst protecting the property together with the interests of the owner, guests, neighbours and the local community.

Event Definition
An ‘event’ is defined as a gathering where the total number of people in attendance exceeds 25 people. Such events include, but are not limited to, Weddings, Corporate Events and Milestone Celebrations. Events will typically involve outside equipment (e.g., tables and chairs) and 3rd Party suppliers being brought into the villa. The determination of what constitutes an event is solely at the discretion of The Aquila. Merely renting the villa does not entitle guests to hold events, permission for such being at the discretion of the Aquila. All events require outside catering.

Second Event
Many of the events held are ‘Destination Weddings’ or functions where many overseas guest fly in for the special occasion, understandably guests may wish to hold another, smaller, gathering after the main event. The function fee includes the villa’s permission to hold a second smaller event with the following conditions:

  • Not exceeding the total number of guests attending the main event
  • Daytime event, finishing by 6pm
  • Coordinated by an approved Event Coordinator
  • Outside catering

Maximum Guests: 80 Pax for seated and 100 Pax for standing events.

Main Function Fee

  • 45 – 80 guest total US$2150*
  • 25 – 45 guests total US$1450*

*event fees are subject to an additional 10% Service Charge and thereafter a 7% tax (total 17.7%)
*event fees cover one main event and a second smaller event (as outlined)
*for events with 45-80 guests, the event fee covers the clean-up fee and Drive master / Parking Attendant fee for the main event.

Main Event Curfew
The curfew is 12 midnight for DJ / Live Bands / amplified music outdoors. Guests are welcome to continue post-12 midnight with music in the Entertainment Room (downstairs level), with private bar, until the early hours.

Event Organisers
Whenever the Aquila is booked for an event, an approved professional Event Organiser (EO) needs to be engaged. Events that do not have a professional organiser are likely to be poorly controlled. Lack of experienced control of the event and the suppliers can lead to a poor guest experience and/or damages for the villa, neither of which is in anyone’s interest.

The Aquila will carefully review the suggestion of any EO not worked with previously but maintains full discretion for approval of the EO and their event management concepts. The Aquila has details of several locally based Event Organisers who are familiar with the villa (and most importantly has experience working with) local suppliers and can make recommendations if required. The client is responsible to have their EO approved by the Aquila and should advise of their appointed EO no later than 3 months prior to the event date.

The Event Organiser responsibilities are to:

  • Submit their General Concept Plan and Detailed Run Sheet for the event(s) by the due dates specified (see approval procedure below).
  • Ensure that the function is managed according the conditions and restrictions set out in these guidelines.
  • Be represented onsite by a senior manager and be contactable for the full duration of the main and second (where applicable) event, including setup and clean up.
  • Ensure that 3rd party vendors and catering staff remain in designated areas and the guidelines are adhered to. Unless specifically approved by the Aquila, guest areas may not be utilised.
  • Provide all vendors, drivers and event attendees with a Villa map and detailed directions.

Event Charge
A fee in addition to the Villa nightly rate, an Event Fee is charged for the day of the event and will be invoiced together with the main booking fee.

Damage Deposit
A damage deposit of US$3000 is required for events. These monies are due to The Aquila 2 weeks prior to the event date and will be refunded (less the cost of any documented damages if they occur) within 3 days of check out. Damage deposit monies are processed via PayPal. In the event of extraordinary damages a bill will be presented on top of funds already held.

Approval Procedure
The appointed EO is required to submit a General Concept plan (including plans for any equipment / staging etc.) and detailed Run sheet. The General Concept plan is to be submitted at least 8 week prior to the event, the detailed Run Sheet at least 3 weeks prior, and should be emailed to aquila@kmm-services.com and wit@kmm-services.com. Both plans will be reviewed by the Aquila who will make any comments or suggestions for change. All aspects of the event plan must be pre-approved by the Aquila. If the event plan is not received by the due date and/or there is no agreement on the event plan (which must include a wet-weather plan) the Aquila reserves the right to cancel the event.

Villa Event Facilities and Event setup
The villa spaces typically used for events are the grassed garden area, poolside space, and the downstairs lounge room referred to as the Entertainment Room. The living room on the pool level is the most often used as a spill over area and as a contingency for inclement weather.

There are 4 large public entertaining rooms within the villa – the downstairs Recreation Room, the Living room on the pool level, and the formal Reception Room and the Library on the floor above.

Use of the Reception room and the Library are discouraged owing to their wood floors and the tendency of event guests to wear heels in most circumstances (attempting to enforce a ‘no shoe’ policy rarely succeeds). If either of these two rooms are to be used, carpeting must be put down to protect the floors.

The Garden and Poolside areas are not covered and therefore it is recommended that events be held in the dry season (from December to May) with the consideration that the weather is unpredictable at all times of the year and a wet weather plan is formulated as a backup plan in writing (submitted at the same time as the event plan) as part of the event plan for every event by the Event Organiser.

Garden
The grassed garden area may not be used if wet, under any circumstances. Marquees are not permitted.

Poolside Areas
The pool terrace is extensive and has two salas (Thai-style gazebos, roofed structures without walls) at each end of the pool. It is well related to the two kitchens.

Living Room (Pool Level)
This room is adjacent to the pool and its surrounding deck. The furniture in this room can be moved as necessary and EO’s are welcome to make use of this area.

Reception Room (upstairs from Pool Level)
If this upstairs room is used, the wooden floor must be carpeted with felt secured with quality 3M tape (this specific tape is needed as other brands tend to leave a residue behind which is not acceptable).

Library (upstairs from Pool Level)
If this room is used, the wooden floor must be carpeted with felt secured with quality 3M tape.

Guest bathrooms
The villa has 5 washrooms available for use during the event. One on the upper level, next to the reception area, 3 on the pool level, and 1 in the Entertainment area. The Aquila staff will ensure the washrooms are kept clean and well stocked during the event.

Kitchen
The Aquila has 2 kitchens available, a Western-style ‘show’ kitchen and a well outfitted commercial-grade ‘wet’ kitchen. Both are available for use by the catering staff however, the show kitchen is only to be used for the bench space (plating, serving, bar service etc) and not for cooking. Use of the wet kitchen is limited to the cooking appliances only, not use of the Aquila’s utensils or cookware. All cooking equipment and utensils must be provided by the caterer. The caterer is also responsible for the clean-up of these areas after the event.

Parking
Owing to the very limited parking space at the Villa, Parking is not available at the villa during the event. For event Guests a shuttle service (offsite gathering points and transfers) must be arranged by the EO (the limited amount of car parking space can be carefully allocated to vendors servicing the event).
The villa will provide a ‘Drivemaster’ for each event. The responsibility of the Drivemaster will be to coordinate all vehicles (suppliers, clients, and chauffeured vehicles) entering and leaving the villa and using the drive area.

Staging
Purpose built staging can be built over the swimming pool for events. It needs to be correctly built and installed to ensure safety and to avoid damage to pool finishes. Kindly note that staging cannot be braced inside the pool as that can cause damage.

For safety reasons and to prevent damage, staging must be roped off after the final official event use (e.g. cake cutting; speech and so forth).

Fireworks
No fireworks, or fire lanterns permitted. If fireworks are very much desired arrangements can be made to present them safely from a barge in the cove. Pyrotechnics, otherwise known as ‘cold fireworks’ are permitted.

Staff
The Aquila Staff involvement during the event is limited to attending to the washrooms, villa area and grounds and they do the clean up after the event. All other staff for the event need to be brought in by the Event Organiser. This includes caterers, bartenders and waiting staff as The Aquila does not cater inhouse for events.

Some specific rules for Event Organisers to note

  • Owing to the amount of liquids that tend to wind up in the trash, all rubbish has to be double bagged to prevent spillage.
  • Use of glassware can be at the discretion of the EO (glassware for guests at table, Plastic only in /casually around pool.
  • If any circumstance arises that needs the swimming pool to be drained and refilled, the cost to do so is THB50,000 plus any loss of follow up bookings during the three days that the pool is being refilled.
  • Smoking only in designated areas outside. No smoking inside. A THB 30,000 cleaning fee per incident is to apply if any room smells of smoke or there is any evidence of smoking in rooms.
  • Any candles must have a base to prevent any spillage of wax.
  • No cable trenches to be dug into lawns or gardens. Cables should follow edges of concrete or lawns wherever possible.
  • No nails or other fixtures to be placed into the trees or building structure without specific approval from the Villa Management.
  • Rose petal pathways for ceremony etc. need to be cleaned up immediately after the ceremony.
  • Drop sheets must be used wherever any painting of external structure is done onsite.
  • In any instance where furniture of the villa does need to be moved, the labour or remuneration for professional movers, needs to be provided by the client. This is both for the initial relocation of furniture and also for its return (done to the approval of the Aquila’s onsite team).
  • While not recommended, the pool table in the Recreation Room can be moved but incurs a relocation cost by the pool table company to reset the levels in the table, currently this is 8,000THB.

Terms and Conditions for this Villa

Deposit 50% is receivable within 5 days of booking confirmation.
Refundable security deposit (where paid to the owner) is always made in the second payment.
Balance is receivable 30 days prior to arrival or 45 days in the case of peak season.

Rates are per night and include all taxes and service charges unless otherwise stated on the villa details/amenities information.

Refundable security deposit of between 10% and 20% of the total rental is due at the time of the balance payment for most villas or some villas request a fixed amount.

Some villas allow for this to be bought in cash and refunded on departure subject to any deductions.

Refund Policy: (Bank charges to renters account) Calculated on total rental figure excluding refundable security deposit.
Credit card admin fees are non refundable.

Low/high seasons
75% if 35 days or more prior to check in.
50% if between 25 – 35 days prior to check in.
No refund if less that 25 days prior to check in.

Peaks seasons:
75% if 60 days or more prior to check in.
50% if between 60 and 45 days prior to check in.
No refund if less that 45 days prior to check in.

For any booking less than 5 nights stay for low and high season if any changes are made after the confirmation is issued there is an admin fee of usd50 per change.
For peak periods the stay period applicable is 10 nights.

Last Minute Terms and Conditions:

All Last Minute rates are heavily discounted off the standard villa seasonal rental rate.
Last Minute prices are only bookable not more than 14 days prior to arrival.
Last Minute prices are only valid for stays during the advertised rates.
Last Minute rates include all taxes and service charges.
For other inclusions please refer to the villa details.

If any period of your stay is outside of the Last Minute rates then the normal rate will apply.
Last Minute confirmations are payable in full within 3 days of confirmation (or proof of payment should be sent).
If no proof of payment or payments are not received within 72 hours (Thai time) from the date and time shown on your confirmation e mail then the booking is automatically cancelled without any prior notification.

As Last Minute rates are already heavily discounted no further discounts are available.
Last Minute rates may not be used in conjunction with any other promotions or offers.
Last Minute offers once paid are non refundable and may not be cancelled so please ensure you have full travel insurance to cover this possible situation.
All villa facilities are as shown on the villa details.

All Rentals:

In the extremely rare case of cancellation by the villa owner then all monies paid are fully refundable with all bank charges to the owners cost.

In this case IWP Ltd will do everything in their power to find the guest an equally suitable villa at equal or lesser cost but IWP Ltd cannot be held responsible for any losses or extra charges incurred in this unlikely situation.

Guests are responsible for payment of any damages incurred even if they are in excess of the refundable security deposit, telephone calls, any food and drink not included in their package and any other items not specified or included in their package at the time of booking or that may be subsequently amended.

Any cars provided are without fuel which is at the renters cost.
These costs or charges may be deducted from your security deposit or from your credit card imprint (in the case of a few villas) after agreement with the villa manager.

Some terms and conditions may vary depending on the period booked.
These will be notified to you prior to any deposit being paid if there are any changes from those advised on this web site.

E mail communications are deemed as being accepted in your final agreement to the terms and conditions and maybe used in the case of any dispute that may arise.

I confirm that I have read, understand and agree that the Terms and Conditions as shown in the link at the bottom of each main page form a part of the rental agreement and contract. Furthermore I confirm that I will arrange holiday, accident, travel and personal liability insurance which in the event of my inability to travel and/or complete the agreement within the time period required due to any reason which could result in the loss of any deposits and payments, will allow me to claim said deposits/payments from the said insurance agent/company and will not hold any agent/owner or management company responsible for their repayment in this case provided that said deposits and/or payments are not refundable under the Rental terms of the villa and that said insurance will also give the members of the group cover for any and all incidents and/or liabilities, personal or otherwise, whilst staying at the rented property or being outside of the property.

Payments are usually requested by Bank to Bank transfers direct either to the property owners or managers. Payment procedure will be advised to you on your confirmation e mail. Please ensure your bank transfers the exact total shown on your invoice without deduction of any fees which are the responsibility of the client. The total as shown on your confirmation is the total to be received by our/owners/managers bank without any further deductions for charges of any type. Please instruct your bank that ALL charges are to senders account. In the case of repayment of a refundable security deposit from the either us/owner/manager the same will be applied.

Any shortage on payments will be deducted from your refundable security deposit.
