The estate is located just minutes from Samui International Airport and the beaches of Choeng Mon and Chaweng on the northeastern coast of Koh Samui, an island situated in the Gulf of Thailand.

VILLA 1

An expansive villa offering five double bedrooms and seven bathrooms, with three lounge areas and one offering air-conditioned comfort and a place to watch movies. A sala and open plan lounge adjoining the dining area is ideal for poolside BBQs with dinner with friends. This villa also offers a gym, private cinema, games room and fantastic garden. The massive L-shaped infinity pool is long enough for laps and perfect for taking a dip and enjoying the surroundings.

Villa 1 is actually a 6 bedroom villa, however, the master bedroom is not available for rental guests.

Terms and Conditions for this Villa

1. RATES AND BOOKING POLICIES

  • All villa rates quoted are based on an occupancy of two adults and 1 child per bedroom.
  • A limited number of extra beds are available and are charged at THB 1800++/person /night.
  • If the number of guests travelling exceeds the maximum occupancy stated, please book more than one villa or contact the owner for alternate accommodation options and assistance.

Children policies

  • Guests aged 13 years and older at the time of check – in are classified as adults.
  • A maximum of 2 additional children under the age of 3 per bedroom.
  • A baby cot can be provided at no cost for children under the age of 3 years.
  • Extra Bed charge of THB 900++/night charged for children aged 4 to 12 years old.

Villa Rate Exclusions

  • Tips and gratuities.
  • Car, scooter, minivan, taxi and/or motorbike rental
  • Boat, jet ski and/or watercraft charter.
  • Food, drinks, beverages, groceries, supplies.
  • Personal items and expenses due to any third parties.
  • Any excessive cleaning required upon departure or replacement of breakages.
  • Fair wear and tear is accepted

2. PAYMENT

We accept payment in:

  • Cash (Thai Baht or US Dollars only)
  • Credit card (VISA, Master, American Express)

3. VILLA STAY

Number of Guests

  • The number of persons (adults and children) staying in the villa must not exceed the maximum occupancy unless specifically authorized in writing.
  • Exceeding this number may invalidate any insurance policy on the villa.
  • Entry or access to the estate may be refused or limited where the number of guests exceeds the stated requirement.
  • No pets are allowed.

Use of Property

  • All bookings are assumed to be for normal holiday purposes only, and the guest agrees that the use of the villa will be limited to this purpose unless otherwise confirmed in writing.
  • If the guest is planning to hold an event, such as a wedding or party, which involves having a larger number of people at the villa, or if the guest is planning to use the villa for a purpose other than holiday, please
  • communicate this to the owner at the time of booking, as special approval or arrangements may be required.
  • This is a residential estate, loud music and excessive noise disturbances will not be tolerated.
  • Depending on the nature of the event, a surcharge and/or additional security deposit may be required, which will be agreed and confirmed in writing prior to confirming the reservation.
  • Fireworks are strictly prohibited from use at the estate without written approval from the owner.
  • Fire lanterns are strictly prohibited from use at the estate at all times due to the open design of the villas.

Conduct and Due Care

  • It is the responsibility of the booking guest to ensure that all guests and visitors to the estate behave appropriately. Illegal or immoral activities including gambling, prostitution, prohibited drugs, possession or use of pyrotechnics or dangerous goods, and possession or use of firearms and other weapons are all strictly prohibited. Smoking is strictly prohibited in all bedrooms, cinemas, gyms and enclosed rooms.
  • In the interests of safety, due care should be taken at the estate at all times, especially with children. Suitable supervision should be given around pools, beaches and roads, and when using all estate’s facilities. Valuables and Security
  • Please use the safety deposit boxes provided in each bedroom to store valuables.
  • The owner will not accept any responsibility for the loss of and/or damage to any guests’ property.

4. LIABILITY

  • Whilst the Estate makes every effort to ensure that villa and estate descriptions are accurate and that the villas meet the required standards, the owner does not accept responsibility for any alterations made to the villa or its amenities, which are beyond its control.
  • The Estate and the Villa Owners, and their agents, employees, affiliates, authorized representatives and assigns will not accept any responsibility or liability, howsoever caused, for any injury, sickness, and loss damage, additional expense or inconvenience, directly or indirectly caused by or arising out of the use or condition of the villa, its plumbing, gas, electrical or otherwise, and exceptional weather conditions, that is suffered or alleged to be suffered by the guest, their guests and/or invitees.

5. COMPLAINTS AND FORCE MAJEUR

  • If the guest considers that they have cause for complaint concerning the villa, the matter should be taken up promptly with the Manager.
  • The Estate will not entertain complaints made after the guest has left the villa, when it is unable to properly investigate the complaint.
  • The Estate shall not be liable to the guest for any failure to perform any obligations under this agreement due to causes which prevent it from fulfilling its obligations which are beyond its reasonable control and of a nature which it neither has the power or authority to remedy, including without limitati on, acts of God, acts of civil or military disturbances, power failures, fires, floods, epidemics, wars, riots and acts of terrorism.
  • In the event of such an occurrence, the Manager shall give prompt written notice thereof to the guest and any time for performance of an obligation shall be extended by time equal to the length of delay attributable to such occurrence.

6. GENERAL

  • This agreement is governed by the laws and regulations of the Kingdom of Thailand.
  • It is strongly recommended that all guests obtain appropriate travel and medical insurance.
  • It is the guest’s responsibility to ensure that every member of the booking party holds appropriate travel documentation to comply with the Laws and Regulations of the Kingdom of Thailand for entry and visitation.
  • The Estate will not provide refunds where guests do not hold appropriate travel documentation, if they miss their flights or travel connections, or if flights or travel connections are delayed or cancelled.
  • It is the guest’s responsibility to comply with the Laws and Regulations of the Kingdom of Thailand, and the owner takes no responsibility for any acts or omissions by the guest, their guests or invitees that are illegal or breach any Laws or Regulations of the Kingdom of Thailand.
