The 2 master bedrooms are in the main building and a separate ‘Bali-style Wing’ houses 2 more en-suite bedrooms. The lower pool level offers guests an ideal spot for daytime relaxation and sun fun on a spacious deck furnished with sun beds surrounding the villa’s tempting 40 sq. meter turquoise infinity private swimming pool — reaching out towards the ocean and blue horizon beyond.

Bedrooms: 2 Master Bedroom Suites and 2 Guest Bedroom Suites in a separate and stand-along ‘Bali’ Wing – Sleep a total 8; each room with its own air-conditioning and overhead tropical fan. Spacious Master & Guest Bedrooms are framed by full length sliding glass doors and have separate walk-in wardrobe closets with plenty of storage space and vanity with seating. The Master Bedroom features a gorgeous 4-Poster King Bed and optional King or Twin Beds in Guest Suite. Bathrooms: 5 bathrooms – 2 Master and 2 Guest Suite Bathrooms and half bathroom in the kitchen/ dining area – all attractive with hot and cold water, modern fixtures, terrazzo walls, large sinks and granite counters. The Bedroom Baths are airy with glass shower doors and hair dryers, soaps, shampoos and towels are provided. The Master Bedroom Bathroom has his/her vanities and both Master bathrooms are very spacious with oversize showers and ‘Rain Showers’.

Kitchen: Fully Western with muted and/ or bright lighting and kitchen windows looking out on gardens. Well equipped airy kitchen with granite counters and tiled back splash, ice and filtered water dispensing large modern refrigerator, oven, microwave and extensive range of appliances with serving settings for 8. Large kitchen has black granite island with overhead hood, gas burners and an overlap breakfast bar with stools for shared meal preparation, snacking, and additional seating.

Dining: A/C and ceiling fan in kitchen/dining room highlighted by beautiful Thai décor dining room table with seating for 6 to 8 with mood or bright lighting, plus cushioned patio dining table for 4-6 on adjacent terrace with pass-through bar. Intimate & comfortable conversation nooks for sunrise / sunset viewing on the terrace and by pool, with a second cushioned patio table for dining on the pool deck. All living areas have ocean views with wall-to-ceiling sliding glass doors. All sliding doors and windows throughout are fully screened.

Living Room: A/C and (2) ceiling fans for the overlarge great room with stunning views and built-in wrap-around padded sofa; luxuriant furnishings and mood and table and ceiling lighting, built-in entertainment center with flat-screen TV, surround-sound and DVD player. Off the living room is an office enclave with desk and chair, computer with high speed Internet and small library.

The airport is less than 10km north, as are the boutique bars and bistros of Bophut’s famed ‘Fisherman’s Village’ with views across to Koh Phangan and boat pier for trips to nearby islands. Two shopping malls are nearby and just east is the new high end ‘Central Festival’ mall. Going south is the island’s most beautiful scenic drive, curving around mountains with wonderful restaurants perched above the ocean.

Terms and Conditions for this Villa

Deposit 50% is receivable within 5 days of booking confirmation.
Refundable security deposit (where paid to the owner) is always made in the second payment.
Balance is receivable 30 days prior to arrival or 45 days in the case of peak season.

Rates are per night and include all taxes and service charges unless otherwise stated on the villa details/amenities information.

Refundable security deposit of between 10% and 20% of the total rental is due at the time of the balance payment for most villas or some villas request a fixed amount.

Some villas allow for this to be bought in cash and refunded on departure subject to any deductions.

Refund Policy: (Bank charges to renters account) Calculated on total rental figure excluding refundable security deposit.
Credit card admin fees are non refundable.

Low/high seasons
75% if 35 days or more prior to check in.
50% if between 25 – 35 days prior to check in.
No refund if less that 25 days prior to check in.

Peaks seasons:
75% if 60 days or more prior to check in.
50% if between 60 and 45 days prior to check in.
No refund if less that 45 days prior to check in.

For any booking less than 5 nights stay for low and high season if any changes are made after the confirmation is issued there is an admin fee of usd50 per change.
For peak periods the stay period applicable is 10 nights.

Last Minute Terms and Conditions:

All Last Minute rates are heavily discounted off the standard villa seasonal rental rate.
Last Minute prices are only bookable not more than 14 days prior to arrival.
Last Minute prices are only valid for stays during the advertised rates.
Last Minute rates include all taxes and service charges.
For other inclusions please refer to the villa details.

If any period of your stay is outside of the Last Minute rates then the normal rate will apply.
Last Minute confirmations are payable in full within 3 days of confirmation (or proof of payment should be sent).
If no proof of payment or payments are not received within 72 hours (Thai time) from the date and time shown on your confirmation e mail then the booking is automatically cancelled without any prior notification.

As Last Minute rates are already heavily discounted no further discounts are available.
Last Minute rates may not be used in conjunction with any other promotions or offers.
Last Minute offers once paid are non refundable and may not be cancelled so please ensure you have full travel insurance to cover this possible situation.
All villa facilities are as shown on the villa details.

All Rentals:

In the extremely rare case of cancellation by the villa owner then all monies paid are fully refundable with all bank charges to the owners cost.

In this case IWP Ltd will do everything in their power to find the guest an equally suitable villa at equal or lesser cost but IWP Ltd cannot be held responsible for any losses or extra charges incurred in this unlikely situation.

Guests are responsible for payment of any damages incurred even if they are in excess of the refundable security deposit, telephone calls, any food and drink not included in their package and any other items not specified or included in their package at the time of booking or that may be subsequently amended.

Any cars provided are without fuel which is at the renters cost.
These costs or charges may be deducted from your security deposit or from your credit card imprint (in the case of a few villas) after agreement with the villa manager.

Some terms and conditions may vary depending on the period booked.
These will be notified to you prior to any deposit being paid if there are any changes from those advised on this web site.

E mail communications are deemed as being accepted in your final agreement to the terms and conditions and maybe used in the case of any dispute that may arise.

I confirm that I have read, understand and agree that the Terms and Conditions as shown in the link at the bottom of each main page form a part of the rental agreement and contract. Furthermore I confirm that I will arrange holiday, accident, travel and personal liability insurance which in the event of my inability to travel and/or complete the agreement within the time period required due to any reason which could result in the loss of any deposits and payments, will allow me to claim said deposits/payments from the said insurance agent/company and will not hold any agent/owner or management company responsible for their repayment in this case provided that said deposits and/or payments are not refundable under the Rental terms of the villa and that said insurance will also give the members of the group cover for any and all incidents and/or liabilities, personal or otherwise, whilst staying at the rented property or being outside of the property.

Payments are usually requested by Bank to Bank transfers direct either to the property owners or managers. Payment procedure will be advised to you on your confirmation e mail. Please ensure your bank transfers the exact total shown on your invoice without deduction of any fees which are the responsibility of the client. The total as shown on your confirmation is the total to be received by our/owners/managers bank without any further deductions for charges of any type. Please instruct your bank that ALL charges are to senders account. In the case of repayment of a refundable security deposit from the either us/owner/manager the same will be applied.

Any shortage on payments will be deducted from your refundable security deposit.
