All bedrooms have ensuite bathrooms and private outdoor sitting areas. The master bedroom and living area open out to the 12 x 5 meter pool and L-shaped pool terrace, which provides ample room for outdoor entertaining. The open-plan living and dining area leads to a fully equipped western style kitchen and additional guest bathroom.
To the right of the pool is the main living area of the villa, which consists of a good-sized, Western-style kitchen which has been updated and modified with high-gloss red units and contrasting pale grey counters. It is equipped with all modern conveniences, including fully-integrated oven and microwave, a cabinet fridge/freezer, dishwasher and 5-ring electric hob with extractor hood above which is set within a central island. There is a good-sized guest bathroom off the kitchen for added convenience too.
Across from the central island which has display shelves within, is a well-proportioned open-plan living/dining room, which benefits from a high cathedral-style ceiling, allowing for excellent air circulation. There is a ceiling fan, with down-lighters all around the lower area, as well as up-lighters for a more intimate feel.
Tastefully furnished throughout, with bright accents of rich, vibrant colour, the living room is a lovely place to relax, with an emphasis on comfort. A flat-screen TV and entertainment system aids the process. There are large French doors off here to access the pool area also.
The main guest bedroom is adjacent to the living room and is bright and generously-sized. To the rear, through large French windows, there is an intimate seating area surrounded by verdant foliage, which is an excellent place to escape, read a book, or have your morning coffee.
The second guest bedroom is slightly smaller in size, but also tastefully decorated and well-appointed. The small external seating area is replicated here too, as is the en-suite bathroom, which therefore gives it a bright and spacious feel. To either side of the space for a king-size bed there are fitted double wardrobes, with a wide vanity unit at the foot of the bed.
The master bedroom is located at the head of the swimming pool and has an expanse of windows to the front and rear, allowing ample natural light. There are fitted units within the main body of the bedroom for displaying object d’art.
The pedestal bed abuts a polished wood wall which constitutes the rear of the extensive wardrobe space. Four double wardrobes and drawer units supply ample storage space. The large windows give access to another seating area, again surrounded by lush foliage.
The large en-suite bathroom has a wall of glass to the rear which gives views of a richly planted area, which is totally private. The sunken bath is located adjacent and consequently, together with internal plantings at the foot and head of the bath, gives the feeling of bathing outdoors. There are also twin wash basins and a free-standing shower.
The property benefits from ducted air-conditioning throughout, and has been well maintained, with many additional features.
Externally, the large raised master bedroom terrace supplies space for sun-loungers and seating, and surveys the pool. Surrounding this there is a manicured garden, with areas laid to lawn and rich, verdant tropical plants are in abundance throughout. There is an outdoor shower, plus a large sala with a comfortable day bed, ceiling fan and lighting which make it a delightful place to relax during the evening as well.
Accessed via the garage area, there is a maid’s-quarter consisting of two rooms with an en-suite bathroom. These are currently being used as an storage and laundry room. In addition, to the front of the property, within the main entrance and covered parking area, there are two storage cupboards, plus the rubbish collection cupboard.
This is a well-presented and maintained home, offering absolute privacy and seclusion, yet just a short walk from one of Phuket’s most unspoiled beaches.
The airport is approximately 25 minutes away, whilst access to amenities including bars, restaurants and convenience shops is within minutes, and to the local golf-course the journey takes no more than 10 minutes.

For any booking less than 5 nights stay for low and high season if any changes are made after the confirmation is issued there is an admin fee of usd50 per change.
For peak periods the stay period applicable is 10 nights.

All Last Minute rates are heavily discounted off the standard villa seasonal rental rate.
Last Minute prices are only bookable not more than 14 days prior to arrival.
Last Minute prices are only valid for stays during the advertised rates.
Last Minute rates include all taxes and service charges.

If any period of your stay is outside of the Last Minute rates then the normal rate will apply.
Last Minute confirmations are payable in full within 3 days of confirmation (or proof of payment should be sent).
If no proof of payment or payments are not received within 72 hours (Thai time) from the date and time shown on your confirmation e mail then the booking is automatically cancelled without any prior notification.
As Last Minute rates are already heavily discounted no further discounts are available.
Last Minute rates may not be used in conjunction with any other promotions or offers.
Last Minute offers once paid are non refundable and may not be cancelled so please ensure you have full travel insurance to cover this possible situation.

In the extremely rare case of cancellation by the villa owner then all monies paid are fully refundable with all bank charges to the owners cost.
In this case IWP Ltd will do everything in their power to find the guest an equally suitable villa at equal or lesser cost but IWP Ltd cannot be held responsible for any losses or extra charges incurred in this unlikely situation.
Guests are responsible for payment of any damages incurred even if they are in excess of the refundable security deposit, telephone calls, any food and drink not included in their package and any other items not specified or included in their package at the time of booking or that may be subsequently amended.
Any cars provided are without fuel which is at the renters cost.
These costs or charges may be deducted from your security deposit or from your credit card imprint (in the case of a few villas) after agreement with the villa manager.
Some terms and conditions may vary depending on the period booked.
These will be notified to you prior to any deposit being paid if there are any changes from those advised on this web site.
E mail communications are deemed as being accepted in your final agreement to the terms and conditions and maybe used in the case of any dispute that may arise.
I confirm that I have read, understand and agree that the Terms and Conditions as shown in the link at the bottom of each main page form a part of the rental agreement and contract. Furthermore I confirm that I will arrange holiday, accident, travel and personal liability insurance which in the event of my inability to travel and/or complete the agreement within the time period required due to any reason which could result in the loss of any deposits and payments, will allow me to claim said deposits/payments from the said insurance agent/company and will not hold any agent/owner or management company responsible for their repayment in this case provided that said deposits and/or payments are not refundable under the Rental terms of the villa and that said insurance will also give the members of the group cover for any and all incidents and/or liabilities, personal or otherwise, whilst staying at the rented property or being outside of the property.
Payments are usually requested by Bank to Bank transfers direct either to the property owners or managers. Payment procedure will be advised to you on your confirmation e mail. Please ensure your bank transfers the exact total shown on your invoice without deduction of any fees which are the responsibility of the client. The total as shown on your confirmation is the total to be received by our/owners/managers bank without any further deductions for charges of any type. Please instruct your bank that ALL charges are to senders account. In the case of repayment of a refundable security deposit from the either us/owner/manager the same will be applied.
Any shortage on payments will be deducted from your refundable security deposit.
