This is one of the most exclusive stretches of coastline on Phuket, and during the yacht-racing season, the bay is home to some of the world’s most impressive sailing boats. At dusk, the sunsets are simply breathtaking.
The villa-with-a-view is a dream home. The design and the interiors create the perfect place to entertain and impress friends, family and business clients. A total of four spacious bedrooms, plus a children’s playroom which can be used as a fifth bedroom if absolutely necessary with pull out sofa bed, means the villa can comfortably sleep as many as 10 adults.
As you enter through the polished timber entrance doors, you are welcomed by a stature of Buddha. The entertainment area is straight ahead, with an outdoor covered dining area off to the side, perfect for hosting a dinner party for as many as 12 people with a stylish glass-topped table. Every room comes complete with Bose surround sound, cable TV and wi-fi computer connections, and Porsche-designed lighting which can be adjusted to suit any mood. The main entertainment area converts into a comfortable home cinema with a giant screen which glides down from the ceiling at the touch of a button. The whole villa oozes class with lashings of charm and privacy.
A fully equipped Western kitchen and an outdoor, undercover Thai kitchen are simply aching for someone to cook up a royal feast. The 20-metre infinity lap pool allows you to swim in the sunshine and still enjoy the magnificent view over Surin Bay. A flight of polished timber stairs leads up to the spacious master bedroom which boasts a double walk-in wardrobe with enough shelves and hanging space to house even the largest clothes collection. And for those who like to watch a bit of TV before nodding off at night, a giant screen rises almost magically from a console at the foot of the king-sized bed a the touch of a button. There is a magnificent viewing deck outside the bedroom, complete with two double daybeds. A study area off to one side also looks out over Surin Bay. The main guest room is almost as luxurious as the master suite. Both have luxury ensuite bathrooms with rain showers, twin basins, and translucent walls and doors.
The villa which which is part of a gated community was designed by renowned Singapore-based designer Ernesto Bedmar, and his signature masses of greenery and water features, including one directly outside the entertainment area on the grassy deck, are evident everywhere. The architecture throughout is both strikingly contemporary and classically timeless. A flight of stairs leads down to the children’s playroom and the other two guest bedrooms on the lower level. Down here, the kids can make as much noise as they want without disturbing the adults upstairs. Two of the three downstairs rooms has its own ensuite and all look out onto a tropical garden area. A covered deck makes this the perfect place for the kids to play, either indoors or outside in the fresh air.
The gated community is secure, with a giant entrance gate which is opened to visitors by the gate guard, only after he checks their bona fides. A track just outside the estate’s main entrance leads down to the picturesque Laemsingh Beach, famed for its rustic seafood restaurants and perfect for a relaxing lunch in the sun. And because no more land can be developed in the immediate vicinity, the villa’s unique charm and seclusion will never be compromised by noisy or intrusive construction. The villas are wonderfully positioned, and are only minutes from Amanpuri, less than 10 minutes from Laguna and only 25 minutes from the airport, Patong or Phuket Town. There is also a professional management and security team in place and a full-time estate manager who is on call night and day.
Rates quoted are in US dollar per night only for maximum number of guest (including adults and children) as per mentioned on the villa details.
All other costs are at the expense of the Guest unless shown as inclusions, ie: breakfast, extra beds etc.
Airport transfers on arrival/departure same date same flights are included.
Any transfers outside of this are chargeable.

Late Check out charges: until 6 pm (half nights rate) and after 6 pm will incurs a full nights rate.
There is no cancellation policy in place. If a property is cancelled the refund of the deposit is subject to Management and Villa Owner approval.
A deposit of 50% from the total payment is required to be received within 4 days of signing the booking contract.
The balance payment should be received not later than 8 weeks before arrival.
Where the contract date is 8 weeks or less before the date of arrival then the complete balance should be received within 4 days of signing the contract.
All Bank fees (including correspondent bank fees) must be included in the total amount transferred. ‘
Failure to make any payment within the time requested may subject your booking to automatic cancellation without further notification unless otherwise notified to us in writing and agreed with the owner.
A gathering with numbers of participant more than double occupancy (but at the discretion of the owner) is stated as a Function where a separate term and condition will be applied and subject to owner approval. A function fee is applied.
A security deposit of at one night villa rate is applied.
It is a mandatory on all bookings that will use this property for function.
The actual surcharge varies from Villa to Villa is available upon application.
This deposit will be refunded full if there is no damage to the property. Should damage occur, the cost of repairs and replacements are the responsibility of The Renter and are not limited to the value of security deposit.
Any function is accepted purely as the discretion of the villa owner. Coordination with local community will be done to support the function.
Additional power supply required if the function is requiring more lighting or sound system.
Curfew is applied at 12 midnight.
If the villa staff is required to provide further service for the function and doing overtime, additional fee is required.
All guests must undertake to abide by all local regulations and laws.
It is not possible for function to be held on either check in or check out days.
Neither party shall be liable in damages or have the right to terminate this Agreement for any delay or default in performing hereunder.
if such delay or default is caused by conditions beyond its control including but not limited to acts of God, government restrictions, wars, insurrections and or any other cause beyond the reasonable control of the party whose performance is affected.
As this villa is managed by a third party and not IWP then the above and below terms are those governing the villa and not IWP General terms and conditions. This villa also has a local concierge service.
A security deposit may be payable to THE MANAGEMENT COMPANY with the payment of the balance. This is to cover the cost of any damage or breakages during the rental period of the property or their contents. It may also be used to cover the cost of the use of telephones, extra cleaning (if required) and other services. It is usually returned within 2 weeks of departure from the property, less any unpaid expenses. Cost of refunding the security deposit will be deducted from the security deposit.
There may be local charges for cleaning, heating, miscellaneous consumables, or additional services. THE MANAGEMENT COMPANY lists all such charges, which we are aware of, in the detailed information provided on the property on the web page. However, some extra items may not be listed and the renter should check on pricing when requesting additional items or services.
I have read and I agree to the conditions of this three page Booking Contract, including those listed in the villa rentals terms pages. I understand that I am committing to the rental of the property listed above for the period stipulated and to the payment of all amounts due under this Contract.
TERMS AND CONDITIONS
This contract represents the entire agreement between the parties and replaces all prior understandings (oral or written) covering the subject matter and can be changed only in writing signed by both parties. No firm booking can be made until both the signed Booking Contract and the deposit or full payment have been received by THE MANAGEMENT COMPANY.
The Client shall pay a deposit of 50% of the Total Rental Amount within 4 days of signing this Booking Contract. The remaining balance is due eight weeks before the rental period. If booking within eight weeks of the rental date, the entire contract price shall be paid within 4 days of signing this Booking Contract. If any payment is not made within the times set forth herein, THE MANAGEMENT COMPANY may treat the contract as cancelled. The Total Rental Amount may be adjusted to reflect changes in exchange rates for bookings arranged more than six months in advance. Payments made by TT (wire transfer) will incur a 20.00 fee per payment in the currency the booking is made in.
CANCELLATION AND REFUNDS
Villas and apartments are not commercial entities like hotels. Properties offered by THE MANAGEMENT COMPANY must be booked far in advance and are not easily re-rented. We strongly recommend clients take out Travel Insurance to protect against a medical emergency or certain other unforeseen circumstances which preclude the client from travelling.
No refunds shall be made on payments received. In the event of cancellation after payment has been made, THE MANAGEMENT COMPANY will approach the Villa Owner and endeavour to obtain a credit for a future stay in the villa booked. If the Villa Owner is in agreement, THE MANAGEMENT COMPANY will issue a statement of account in confirmation.
Cancellations after arrival will be subject to a 100% cancellation fee. If after arrival, clients are dissatisfied with any aspect of their accommodation and decide to terminate their stay, the amount to be refunded, if any, is at the discretion of The Management Company.
CLIENT RESPONSIBILITY / SECURITY DEPOSIT
A credit card authorization is required for all properties as security against property loss or damage and unpaid telephone and/or utility or other charges. Individual owners may require additional security deposits. The Client is responsible for ensuring the property is left in a reasonable condition of cleanliness and in the same condition of repair as upon arrival. Any excessive cleaning, loss or damage to the property caused by the Client or their guests, or debts or charges incurred will be itemized and charged to the Client. Clients are required to act in a responsible manner at all times, and to act with respect towards other guests, neighbors, the owner and their staff. THE MANAGEMENT COMPANY reserves the absolute right to require any individual to vacate a property for disruptive behaviour, in which case there would be no refund of any rental payment.
NUMBER OF OCCUPANTS
The total number of guests staying at the property may not exceed the number of sleeping places specified in the promotional material nor the number entered on the face of this contract. The owner reserves the right to refuse entry or evict the entire party if the number of persons occupying a property exceeds the number stipulated in this contract.
EXPENSES PAID LOCALLY AT EXTRA COST
The rental property and any facilities or services expressly included in the written information provided by THE MANAGEMENT COMPANY are included in the contract price. Normal use of gas, electricity and water are also included unless otherwise stated. Some local expenses may be excluded from the rental cost specified in this contract, such as telephone, cleaning services, heating, utilities and personal services such as maids or cooks. THE MANAGEMENT COMPANY will list known locally paid expenses on the Confirmation Invoice.
ARRIVAL AND DEPARTURE TIMES
Unless otherwise agreed, Clients should arrive between 2 PM and 7 PM on the day of arrival and vacate the property by 10 AM on the day of departure. If you require special arrival/departure times, please contact us ahead of time and we will try to arrange for the changes.
THE MANAGEMENT COMPANY has taken care to ensure the accuracy of all information and descriptions contained in its brochures and promotional material at the time prepared, however, nothing in those materials shall be treated as a term or condition of this contract. THE MANAGEMENT COMPANY shall not be liable with regard to any difference of opinion as to the condition or quality of the properties, or the surrounding area, nor for temporary defects or stoppages of any utilities. Properties may not always appear exactly as pictured or described due to normal wear and tear, changes in furnishings and changes after materials were prepared.
Should any problem occur with the property, the Client must immediately (within 24 hours) notify the property owner or manager. The Client should also inform THE MANAGEMENT COMPANY of the problem within 48 hours if the problem has not been remedied. The Client should allow the owner or manager reasonable time to remedy the problem, or to find a suitable replacement property. Vacating the property without THE MANAGEMENT COMPANY authorization does not constitute an adequate cause for a refund. The Client is responsible for informing THE MANAGEMENT COMPANY of any complaint and allowing it a reasonable opportunity to remedy the problem during the rental period; failure to do so will void any claim following the rental period. The client books a property in Asia, The Pacific, or Europe with the understanding that there are cultural, architectural, economical and natural differences from the United States.
CHANGES OR CANCELLATION BY OWNER/THE MANAGEMENT COMPANY
THE MANAGEMENT COMPANY reserves the right to modify or cancel this contract at any time in any case where it is necessary to do so as a result of a force majeure, or any other occurrence outside the control of THE MANAGEMENT COMPANY.
In the event of any change or cancellation by the property owner, THE MANAGEMENT COMPANY shall inform the client promptly and shall endeavour to offer the Client substituted properties. Should the Client accept the substitute property of their choice the Client will pay or receive the difference in rate for the new property. In the event of changes or complete cancellation, THE MANAGEMENT COMPANY’s liability will be limited to the refund of 100% of the amount paid. In no event will THE MANAGEMENT COMPANY be responsible for any consequential or incidental damages, including travel expense, alternative lodging, or other expense.
Client acknowledges that THE MANAGEMENT COMPANY does not own any rental accommodations and undertakes only to act as agent for the owner of the property. As such, THE MANAGEMENT COMPANY shall not be responsible or liable for any accident, loss, damage, injury, or inconvenience arising from the rental. All claims of accident, loss, damage, injury or inconvenience are acknowledged to be solely between the Client and owner. The Client is responsible for ensuring the destination they are booking is safe to travel to. THE MANAGEMENT COMPANY does not accept liability for any loss or damage caused by weather conditions, riot, strikes, sickness, acts of terrorism or any other cause.
THE MANAGEMENT COMPANY and its Client agree that this contract shall be governed by New Zealand Law, and that exclusive jurisdiction over all disputes arising out of this contract shall be in the courts located in New Zealand.
