Designed by Ernesto Bedmar – one of South-East Asia’s leading architects for private homes – the 1,500 square-meter villa complex is a 20 minute drive from Seminyak and just 50 meters from Cemagi’s beach. Set in 1.5 acres of lush landscaped grounds, the luxuriously appointed villa features a master villa duplex with a private nine metre infinity pool and four individual guest villas. A two-storey master pavilion with living and dining facilities takes centre stage, fronted by a 25 meters lap pool.
Building on the experience for the last 7 years, the Bali edition has been designed for flexible letting ranging from a single guest suite, an option to cater for separate groups occupying the main complex and the Master Villa or full villa occupancy capable of sleeping 15 pax.
The villa with its distinctive master pavilion exterior staircase aims to stimulate the senses. The main pavilion comprises a large upper living space with a generous deck looking out to stunning scenery linked via a spiral staircase to the lower dining and dry kitchen space which leads onto a large terrace and the infinity pool. The villa has been carefully furnished by Ernesto Bedmar and the owner with bespoke furniture and soft furnishings throughout.
Optimising its location, the villa lends itself to capturing the cooling ocean breezes and breathtaking 360-degree views by use of unique louvres in the master pavilion.
The 170 square meters Master Villa is designed with its own private space and facilities yet beautifully blends into the overall design and layout. A duplex with a huge lower split-level living area with a pantry connected to a spacious bedroom via a stylish spiral staircase, the villa has its own 9 meters long infinity pool and sun deck. Superb views can be enjoyed from the balcony, including Bali’s definitive sunsets over the ocean.
Four Guest Villas, each with a footprint of approx 60 sqare meters, afford guests refined luxury and complete privacy each coming with a private deck overlooking a lily pond and an expansive indoor/outdoor bathroom. Three villas have king sized beds and one has twin beds which can be converted to a double.
Each of its four guest villas is designed with a spacious bedroom which faces a private timbered deck and water feature. The bathrooms are luxuriously appointed with an outside shower and a covered bath cum shower. Each bedroom has a 2.7 x 1.35 m daybed for relaxation, which can also serve as an extra bed ideal for additional sleeping space. All villas have air conditioning.
Dining – In-villa dining options range from the formal dining space overlooking the pool and paddy field views to more intimate spaces in the bale or even within one’s villa deck. The Villa is fully staffed with its own chef exclusive to the villa. For guests who prefer the informality of the kitchen there is an island top kitchen overlooking the pool and garden .

Situated approximately 25 kms from Bali’s International Airport, Ambalama Bali’s address in Cemagi – a traditional Balinese village – is ideally located for guests who either wish to patronise the shops and nightlife of Seminyak just 20 minutes away or the famous Pan Pacific Nirwana Golf Course and Spa that is 15 minutes away, door to door. Transport for airport transfers and excursions is available.
Deposit 50% is receivable within 5 days of booking confirmation.
Refundable security deposit (where paid to the owner) is always made in the second payment.
Balance is receivable 30 days prior to arrival or 45 days in the case of peak season.
Rates are per night and include all taxes and service charges unless otherwise stated on the villa details/amenities information.
Refundable security deposit of between 10% and 20% of the total rental is due at the time of the balance payment for most villas or some villas request a fixed amount.
Some villas allow for this to be bought in cash and refunded on departure subject to any deductions.
Refund Policy: (Bank charges to renters account) Calculated on total rental figure excluding refundable security deposit.
Credit card admin fees are non refundable.
75% if 35 days or more prior to check in.
50% if between 25 – 35 days prior to check in.
No refund if less that 25 days prior to check in.
75% if 60 days or more prior to check in.

No refund if less that 45 days prior to check in.
For any booking less than 5 nights stay for low and high season if any changes are made after the confirmation is issued there is an admin fee of usd50 per change.
For peak periods the stay period applicable is 10 nights.
Last Minute Terms and Conditions:
All Last Minute rates are heavily discounted off the standard villa seasonal rental rate.
Last Minute prices are only bookable not more than 14 days prior to arrival.
Last Minute prices are only valid for stays during the advertised rates.
Last Minute rates include all taxes and service charges.

If any period of your stay is outside of the Last Minute rates then the normal rate will apply.
Last Minute confirmations are payable in full within 3 days of confirmation (or proof of payment should be sent).
If no proof of payment or payments are not received within 72 hours (Thai time) from the date and time shown on your confirmation e mail then the booking is automatically cancelled without any prior notification.
As Last Minute rates are already heavily discounted no further discounts are available.
Last Minute rates may not be used in conjunction with any other promotions or offers.
Last Minute offers once paid are non refundable and may not be cancelled so please ensure you have full travel insurance to cover this possible situation.
All villa facilities are as shown on the villa details.
In the extremely rare case of cancellation by the villa owner then all monies paid are fully refundable with all bank charges to the owners cost.
In this case IWP Ltd will do everything in their power to find the guest an equally suitable villa at equal or lesser cost but IWP Ltd cannot be held responsible for any losses or extra charges incurred in this unlikely situation.
Guests are responsible for payment of any damages incurred even if they are in excess of the refundable security deposit, telephone calls, any food and drink not included in their package and any other items not specified or included in their package at the time of booking or that may be subsequently amended.
Any cars provided are without fuel which is at the renters cost.
These costs or charges may be deducted from your security deposit or from your credit card imprint (in the case of a few villas) after agreement with the villa manager.
Some terms and conditions may vary depending on the period booked.
These will be notified to you prior to any deposit being paid if there are any changes from those advised on this web site.
E mail communications are deemed as being accepted in your final agreement to the terms and conditions and maybe used in the case of any dispute that may arise.
I confirm that I have read, understand and agree that the Terms and Conditions as shown in the link at the bottom of each main page form a part of the rental agreement and contract. Furthermore I confirm that I will arrange holiday, accident, travel and personal liability insurance which in the event of my inability to travel and/or complete the agreement within the time period required due to any reason which could result in the loss of any deposits and payments, will allow me to claim said deposits/payments from the said insurance agent/company and will not hold any agent/owner or management company responsible for their repayment in this case provided that said deposits and/or payments are not refundable under the Rental terms of the villa and that said insurance will also give the members of the group cover for any and all incidents and/or liabilities, personal or otherwise, whilst staying at the rented property or being outside of the property.
Payments are usually requested by Bank to Bank transfers direct either to the property owners or managers. Payment procedure will be advised to you on your confirmation e mail. Please ensure your bank transfers the exact total shown on your invoice without deduction of any fees which are the responsibility of the client. The total as shown on your confirmation is the total to be received by our/owners/managers bank without any further deductions for charges of any type. Please instruct your bank that ALL charges are to senders account. In the case of repayment of a refundable security deposit from the either us/owner/manager the same will be applied.
Any shortage on payments will be deducted from your refundable security deposit.
