Your own private pool, your own personal staff and you pay local prices for your food, drink and other services like massages, tours, wines, car hires etc.
Your personal private villa is most likely a second home to the owner and your staff are the owners own personal private staff who live locally and are always there to make your stay so much more enjoyable!
1. How much do I have to pay to rent a villa?
Prices vary greatly. You can search our database by price, number of bedrooms etc. All our villas include taxes etc unless shown otherwise on the conditions.
2. How do I know my payment is safe?
Most payments are made direct to the owners. These are multi million dollar properties and the owners are respected persons in the community.

4. Do your prices include taxes?
Yes. If there are any extra service charges these are shown clearly on the villa rental conditions.
It is most important that you process your deposit payment on confirmation of your booking and advise us
that the deposit is under way along with the name and reference number.
NO BOOKING IS CONFIRMED UNTIL THE DEPOSIT IS RECEIVED.
Most villas charge a refundable security deposit that is either shown on your invoice as such or bought in travelers’ cheques with you or you need to provide a credit card imprint on arrival.
5. Are your villas safe for kids?
Most villas in Phuket are on hillsides or built on headlands. Villas in Phuket are not on the beach.
We have many villas also on Koh Samui and a large majority of these are directly on or very close to the beach.
You may select Phuket or Samui in our database.
Care should be taken with young children.
6. Do your villas include food?
Most are on room only basis. Some include breakfast and a few include all Thai food.
Information is shown on the different villa details. Most have live in staff that buy all food and drink at cost for you
and prepare it in the way you like.
7. Can you arrange cars and tours for me?
Some villas have cars included. If not, yes they can be arranged before or when you arrive. We suggest that you hire a car with driver. Driving habits on Phuket can best be described as “erratic”. Tours etc can be arranged by your villa staff.
8. Do your villas have live in staff?
Most have staff supplied who live in or work every day. Some of the villas have regular cleaning staff.
Don’t worry. You will always be taken care of no matter which villa you select. Most can arrange a cook if not already included. Most villas have many local restaurants close by who will always deliver sumptuous meals at low costs. Details are available in your actual villa or from our Concierge service on arrival.
9. What facilities come with the villa?
On each villa details page you will see a row of icons (amenities). This tells you what is included.
10. Can I smoke in your villas?
Sorry, all villas are non smoking indoors. However there are plenty of outdoor areas and terraces where you can smoke.
11. Can I get a lower rate if I do not use all of the bedrooms?
Some villas allow reduced rates, subject to the time of year, for smaller parties.
All prices are based on full occupancy. There is a section in the enquiry form that allows you to tell us the total of persons and number of bedrooms required. If there are any discounts applicable they will be advised to you in the confirmation reply.
Villas are only to be occupied for the total agreed number of guests at the time of booking.
All price quotations are based on your original enquiry for the maximum group size and bedrooms required.
PLEASE NOTE: Prices given are based on the original enquiry. Any changes from the original enquiry as to numbers of persons and bedrooms used may allow the owner to change rates or booking conditions or to not accept the original enquiry even if it has been confirmed and payment has been made.
Please note children are counted in the total allowable in each villa. This includes infants for some villas and both the number of children and infants is totally at the discretion of the owner as to the total numbers being calculated for villa occupancy. In villa items cover all items purchased on your behalf by the villa staff being mainly food and beverage and in most cases fuel where a car is included.
For any booking less than 5 nights stay for low and high season if any changes are made after the confirmation is issued there is an admin fee of USD50 per change. For peak periods the stay period applicable is 10 nights.
All rack rates are shown for full occupancy unless otherwise stated.
Where a villa has more bedrooms than requested the other bedrooms not in use will be locked.
All other villa services remain the same unless otherwise stated.
12. How do I get to the villa on arrival?
Please check the amenities icons on the villa. Most include transfers for arrivals on the same flight.
For others you may book on the enquiry form or ask us at the confirmation stage.
13. What is the weather like?
High and peak seasons are usually dry and hot. Low season has some rains but mainly later afternoon or overnight.
However with the worlds weather constantly changing we suggest you look at one of the on line weather services.
14. What are Thai people like?
Full of smiles and very laid back. There is no such thing as rushing everywhere so just chill out and go with the flow. In high population tourist areas you should be on your guard at times.
Do not flash a lot of money around. However crime in Thailand is very low especially against visitors.
Never loose your temper. Always stay calm and polite in all circumstances.

15. Any late minute deals?
As our agent lives in Phuket we are always in touch with the owners.
Yes we can usually get you a good deal for last minute bookings but not in Peak season!!!.
16. How do I know your deals are the best?
An important point is that we do not manage any of the villas so we always base our advice on what is the best for you and the best value for money that you can get.? Many other companies actually manage the villas they offer and have obligations to fill them rather than to suggest the best for you.
17. Do some villas charge in Thai Baht and what about taxes?
Rentals prices are per day/night in USD$ and include all taxes unless otherwise stated.
Some villas allow payment or charge in Thai Baht based on the exchange rate of the day.
18. How do I know which villa is best for me?
We do not manage any of the villas listed here so our suggestions are based on our local knowledge of the villas and which are most suitable for your requirements not on management obligations to any villas.
Our Agents have lived in Phuket for over 20 years and most of the owners are well known to them and are just a quick call away.
19. I want to stay in Phuket For Xmas/New Year and Chinese New Year
Yes and we understand why you wish to do so. In fact 1/2 the world seems to want to do this but most villas will only accept a minimum of 10-14 nights stay.
However if you wish to stay only for 5-7 nights, sometimes we can fit you in around other dates so you need to be flexible. Some villas will make a surcharge of between 10-20% for offering this service. This is applicable to all
periods classed as Peak seasons. Chinese New Year is classed as Peak season and for most villas, peak season rates will apply.
20. Who are we booking with?
We are an agent acting on behalf of the villa owner or management company. We act both for you and for the above but only in the capacity of a booking agent. Your final agreement is between you and the villa owners or management company.
21. What about refunds of payments.
All villas have different booking terms. If refund is due then this is made direct to you but there is usually a
small charge to cover bank fees and administration.

23. All dates and times on this web site are based on Thailand.
24. Minimum stay periods
We regret we do not accept enquiries and bookings where the minimum stay period for low and high seasons are less than 3 nights For peak periods minimum stays are usually between 10 to 14 nights but are subject to the villa owners preferences.
25. Last minute
Last minute confirmations are payable in full within 24 hours of confirmation If no proof of payment or payments are not received within 24 hours from the date and time shown on your confirmation e mail (Thai time) then the booking is automatically cancelled without any prior notification We do not accept last minute bookings where the arrival date is less than 3 days (72 hours) away.
PLEASE NOTE THAT VILLA FACILITIES ARE INCLUDED AS SHOWN FOR PAYMENT OF THE FULL RACK RATES.
SOME VILLAS RESERVE THE RIGHT TO AMEND VILLA FACILITIES FOR RATES WHICH HAVE BEEN DISCOUNTED FROM THE NORMAL SEASONAL RACK RATES.
THESE CHANGES WILL BE ADVISED TO YOU PRIOR TO CONFIRMING YOUR VILLA.

I can’t tell you how impressed we were with the villa: it’s design, layout, position, and location near Patong and Surin were faultless. The lawn and garden space available were ideal for the children who loved running about collecting baby frogs.
The most incredible aspect of our stay was the friendliness, warmth and enthusiasm of the staff where nothing was ever any trouble at all and everything delivered with smiles and laughter.
The quality of Dow’s cooking was nothing short of fabulous and not many restaurants could compete.
